World’s First RESET™ Air 2.0 Core & Shell Certification for Dacheng Plaza in Tianjin

Tianjin's Dacheng Plaza Office Tower A is now a RESET™ Air Certified Core & Shell project. It is the world’s first RESET™ Air Core & Shell project under the 2.0 version, which was released earlier this year.

The building, developed by Tianjin Dacheng Xingye Real Estate Development Company, is located at the southeast intersection of Hongqi North Road and Ziyahe South Road in the Hongqiao District, Tianjin. The office tower began the upgrade in 2017. It has a built area of 17,738 sq.m and has certified its office floors between levels 5-18.

In addition to upgrading the building’s facilities, the building owners decided to create a ‘Healthy Air’ target to provide the occupants and users of the building a healthier one.. The project uses LELANTUS air solutions provided by East Link and adopts RESET as the air quality standard.

RESET™ Air is the world’s first sensor-based, performance-driven building certification program where indoor air quality is monitored and measured in real-time. Buildings and spaces are required to consistently maintain healthy indoor air quality as defined by the RESET™ Air Standard. RESET™ Air has comprehensive standards for hardware selection, installation, maintenance, and data communication.

For a project to be awarded the RESET™ Air Core & Shell certification it needs to ensure that the mechanical systems in the building are able to perform to a  criteria which is measured as a daily average during working hours. This criteria is as follows:

  • Particulate Matter (PM2.5) ≤12 μg/m3 or ≥75% Reduction*
  • Total Volatile Organic Compounds (TVOC) < 400ug/m3
  • Carbon Dioxide (CO2) < 800ppm

* When outdoor PM2.5 is ≤ 48μg/m3, indoor levels can be no more than 12μg/m3. When outdoor PM2.5 is > 48μg/m3, the filtration systems must reduce PM2.5 by 75%.

The project exceeded the RESET requirements by a high margin, thanks to its excellent mechanical system design and connectivity that ensured less than 2% data loss and data threshold during each of the 3 data audit months.

“We are excited that the Dacheng project has been able to achieve the RESET Air certification, since RESET puts great emphasis on a building’s operational performance. By closely following RESET, a neutral indoor air quality standard, we were able ensure that the air solutions we implemented in the project met international standards. We think that RESET’s emphasis on continuous monitoring and assessment criteria is extremely important in China since outdoor air quality and pollution can rise and fall very quickly. In fact, we have arranged for a dedicated person to regularly review the air quality data. This will allow us to operate the systems only as necessary and will also lead to significant cost savings. We are happy that we were able to overcome this issue which has been a challenge for most air solution providers. We are confident that the project will continue to provide excellent indoor air quality for its users”, said Xie Mingwei, General Manager from LELANTUS, East Link.

According to Raefer Wallis, Founder and CEO, RESET, “We are proud to see increasing interest in the RESET™ certification program, both in China and globally. It has also confirmed that Chinese people’s pursuit of health is no less than, or even stronger, than people in developed countries. We are also proud that a Chinese developer has been able to use RESET as a benchmark for their building’s mechanical system design and has achieved the certification”.

“A healthy indoor environment, especially air, has become a major selling point for attracting top tenants. Especially due to the high outdoor pollution along the Beijing-Tianjin-Hebei area. It is a huge asset for a building to continuously deliver healthy air to its tenants. We are very happy and honored to be the first project in the world to receive the new version of the RESET™ Air Certification for Core & Shell”, said Mr Wangjie, vice general manager from Tianjin Dacheng Xingye Real Estate Development Company.
